Basement Finishing in Denver, CO
Most Denver homes are sitting on hundreds of square feet that nobody uses. Arch Design & Build turns unfinished basements into permitted, livable space
How Much Does Basement Finishing Cost in Denver?
It depends on what you’re building down there.
An open-plan family room with drywall, flooring, and basic lighting is a very different project from a basement suite with a bedroom, full bathroom, wet bar, and a home office. Both start with the same empty concrete box — but the scope, materials, and permitting requirements are completely different.
One thing specific to Denver’s older housing stock: homes built before 1980 frequently contain asbestos in floor tiles, pipe insulation, or drywall compound. It’s not an emergency — but it needs to be properly abated before any finishing work begins. We test, we handle remediation if needed, and we document everything correctly for the permit file.
These numbers move based on your basement’s current condition, ceiling height, existing plumbing rough-ins, and what surprises the walls are hiding. Submit a request — we’ll come out, assess the space, and give you an exact number. No cost, no obligation

Denver Permits for Basement Finishing
Do I need a permit to finish my basement in Denver?
Yes. Any basement finishing that involves framing new walls, adding electrical circuits, running plumbing, or installing egress windows requires a permit through Denver Community Planning and Development. Egress windows — required for any room classified as a bedroom — trigger both a building and a zoning review.
Unpermitted basement finishes surface at resale. Buyers’ inspectors flag them. Lenders flag them. The fix is expensive. We pull every permit, schedule every inspection, and close them out correctly
Why Finish Now?
Three things determine whether your Denver attic works as livable space:
A finished basement adds 10–15% to a Denver home’s appraised value. In neighborhoods where comparable properties trade between $600,000 and $900,000, that’s $60,000 to $135,000 in added equity — from space you’re already paying to heat.
With rates above 6%, buying up to get more square footage is an expensive move right now. Finishing what you already own almost always pencils out better

Frequently Asked Questions
How long does basement finishing take in Denver?
A straightforward open-plan finish runs 5–7 weeks. Add a bedroom and bathroom and plan for 8–11 weeks. Denver CPD permit review is built into the schedule from day one.
My basement has low ceilings. Is it worth finishing?
Denver’s minimum ceiling height for a finished basement is 7 feet in habitable rooms. We’ll measure during the consultation. If you’re close, we’ll discuss options.
What if asbestos is found?
We test before we touch anything in pre-1980 homes. If asbestos is present, we coordinate licensed abatement, document removal for the permit file, and fold the cost into a revised quote before work continues. Nothing proceeds without your sign-off.
Can a finished basement be used as a rental unit?
It can — but Denver has specific requirements for ADU and non-conforming unit status, separate egress, and a certificate of occupancy. We’ll tell you upfront whether your basement qualifies and what it would take to get there legally.
